A small business website in Cyprus costs anywhere from a few hundred euros to several thousand, and the price tells you little about what you get. In 2026 a fast, mobile first, six page site with on page SEO and conversion tracking should cost in the hundreds of euros. This post explains the price bands you will see when you ask for quotes in Limassol, Nicosia, Larnaca or Paphos, what drives the number up, what a site must include to be worth any price, and how to compare quotes without a technical background.
The price bands you will see in Cyprus
Quotes for a business website in Cyprus fall into four rough bands. The numbers are ranges we see in the market, not a survey, and the bands overlap.
Do it yourself builders (EUR 0 to 300 a year). Wix, Squarespace, Shopify and similar. You pay a subscription and build it yourself. The upside is speed to launch. The downside is that the sites are heavy, the SEO is limited, and you do the work. Fine for a hobby, rarely fine for a business that wants to rank.
Freelancer or small studio (EUR 300 to 1,500). Usually a WordPress site on a purchased theme, sometimes a static site. Quality varies enormously. The best freelancers in Cyprus build fast, well structured sites at this price. The worst hand over a page builder site that takes five seconds to load and breaks at the first plugin update.
Agency package (EUR 1,500 to 5,000). A design process, a few rounds of revisions, a content management system, often a Greek and English version. This is where most Cyprus agencies price a corporate site. Some of the money buys real work: copywriting, photography, translation. Some buys meetings.
Custom build (EUR 5,000 and up). Bespoke design, ecommerce, integrations with booking, CRM or ERP systems, multiple languages, large numbers of pages. Justified for a hotel group, a developer with hundreds of listings or a shop with a real catalogue. Not justified for a clinic with six services.
Our own web design package sits at EUR 600 + VAT. It is priced low on purpose: a fast site is the first stage of everything else we do, and we would rather build it well and cheaply than sell a brochure.
What actually drives the price
When you get a quote, the number is driven by a handful of things. Knowing them lets you control the cost.
Number of pages. Most quotes scale with page count. Six pages is enough for most service businesses: home, services, two or three individual service pages, about, contact. If a quote lists twenty pages, ask which ones are there to answer a real search query and which are filler.
Languages. A Greek and English site is not one site with a plugin. It is two sets of pages, two sets of keyword research and real translation. Expect a second language to add a meaningful percentage, and be suspicious of anyone who says it is free. Machine translation on a business site costs you customers.
Design from scratch versus a system. Bespoke design takes time. A well built system with your colours, type and photography looks like your business and costs a fraction. Very few small businesses in Cyprus need a designer to start from a blank page.
Content. Who writes the words? If the answer is you, the site will take three months longer than planned, because it always does. If the agency writes them, it should be in the quote. Photography is the same. Stock images make a Cyprus business look like every other Cyprus business.
Ecommerce and bookings. A shop needs products, payments, shipping rules, VAT handling and order emails. A booking system needs availability, deposits and calendar sync. These are real work and should be quoted as separate lines.
Tracking and SEO. Often left off quotes entirely, which is the single most expensive omission. A site without conversion tracking cannot tell you which marketing works. A site without on page SEO will not rank for anything. Both should be in the base price.
What a website in Cyprus must include to be worth any price
Whatever you pay, check for these before you sign. They cost little to include and a lot to add later.
- Load time under two seconds on a phone. Most Cyprus searches happen on mobile, often on mobile data. Ask the developer to show you a Lighthouse or PageSpeed score for a site they built recently. Under 90 on mobile and you should ask why.
- One page per service, built around a real query. If you are a dentist in Nicosia, there should be a page for implants, a page for whitening and so on, each targeting what people actually search in Greek and English. A single services page with a list does not rank.
- Conversion tracking wired in. GA4 at minimum, plus Google Ads and Meta conversion events if you will ever run ads, plus call tracking and form tracking. Every lead should arrive with a source.
- Structured data, titles, descriptions and a sitemap. Basic on page SEO that takes an hour to do properly and is missing from most Cyprus sites.
- Contact that works on a phone. Click to call, WhatsApp, a short form. Test it on your own phone before launch.
- Ownership. The domain, the hosting account and the code should be yours. Ask directly. Some Cyprus providers keep the domain in their name and charge to release it.
Cheap versus expensive: the real difference
The most common mistake we see in the flight check is a business that paid EUR 3,000 for a site that scores 40 on mobile speed, has no tracking, and ranks for its own name and nothing else. The second most common is a business that paid EUR 300 for a page builder site with the same faults. Price did not predict quality in either case.
What predicts quality is the build method and the person. Static or well optimised sites built by someone who understands search will outperform expensive designs built for the meeting room. Ask to see three sites the provider built, load each on your phone on mobile data, and search Google for the business name plus its main service. That five minute test tells you more than the quote.
The maintenance question
Most quotes stop at launch. Then the invoices start: hosting, an SSL certificate, plugin updates, the emergency call when the site goes down in August. Ask what maintenance costs before you sign, because a site left alone for three years is where most Cyprus businesses end up.
Reasonable maintenance in Cyprus covers hosting, SSL, platform updates, monitoring and small monthly changes for somewhere between EUR 20 and EUR 100 a month, depending on the site. We charge EUR 20 + VAT a month with no long contract, because a maintained site is the foundation for the SEO and ads that follow. If you stop paying, you keep the files.
How to compare quotes
Take the two or three quotes you have and put them side by side on these lines:
- Page count and page list
- Languages included, and whether translation is human
- Who writes the copy and provides the photos
- Mobile speed score for a recent site they built
- Tracking included (GA4, ads conversions, call tracking)
- On page SEO included (titles, schema, sitemap)
- Ownership of domain, hosting and code
- Maintenance cost and contract length
- Total first year cost including maintenance
Most quotes will have blanks. The blanks are the price you pay later.
A worked example for a Limassol service business
A Limassol accountancy firm wants a site in English and Greek with a home page, a services page, four service pages, about and contact. It runs no ads yet but plans to.
On our pricing that is the EUR 600 + VAT package for the English site (six pages, tracking and SEO included), with the Greek pages quoted per page as a line item, and EUR 20 + VAT a month maintenance. The firm knows the total before work starts, the site loads fast, and when the ads go live in month two the tracking is already there. Compare that with an agency quote of several thousand euros that includes a design workshop and excludes tracking, and the choice is about what you are paying for, not just how much.

A good six page business website in Cyprus should cost in the hundreds of euros, not thousands. Pay for pages that target real queries, for speed, for tracking and for human translation. Do not pay for meetings, filler pages or a design process you do not need. Check the mobile speed and the ownership before you sign. And budget for maintenance, because the site you launch is not the site you will have in three years unless someone looks after it.
